Building Operation and Maintenance Supervision encompasses a wide range of services required to ensure that the built environment continues to function as it was originally designed and constructed. Operations and maintenance involve the daily activities necessary for buildings, systems, and equipment to operate efficiently and perform their intended functions. When these services are provided effectively and efficiently, they help ensure the reliability, accessibility, and safety of community buildings and facilities. Maintenance activities can be categorized into preventive and predictive (planned) maintenance, as well as corrective (repair) maintenance. Preventive maintenance consists of scheduled, time-based tasks that support the planning, scheduling, and execution of maintenance to prevent failures. This includes adjusting, lubricating, cleaning, and replacing components. More time-intensive tasks, such as bearing or seal replacement, are typically scheduled during planned shutdown periods. Corrective maintenance involves repairing equipment to restore proper function, and may be either planned or unplanned. In some cases, equipment at the end of its service life may require an overhaul. This NOSS document outlines the structured career path and competency requirements for Building Operation and Maintenance Technicians. It provides a clear framework of activities that guide individuals in developing the necessary skills to pursue a career in the building operations and maintenance sector. The development of this NOSS was led by the Department of Skills Development (DSD) and CIDB, in collaboration with industry practitioners and experts, ensuring its relevance and alignment with current industry standards.
